The formulas used are standard and are covered by automated tests that compare results against independently known correct values. We take accuracy seriously. However:

  • Real lenders apply their own rounding, day-count conventions, fees and escrow rules, so final figures may differ.
  • Investment returns and inflation rates are assumptions you choose, not predictions. Markets can and do fall.
  • Tax rules, lending regulations and product terms change and vary by country, state and provider.

Always confirm figures with the actual lender, provider or institution in writing — for a mortgage, that means the official Loan Estimate — before making a decision.
